The last year has seen the internal decoration of the communal areas and the installation of a new door entry system. The decorations to individual front doors in some cases has still to be completed. The over-all standard of work needs to be inspected by the TA jointly with Camden, especially when final bills are given to leaseholders.

We were left without an entry system for 5 months whilst Camden deliberated over its replacement. We were assured that the vandalism could be covered by the block insurance and await Camden's communication on this.

The recent AGM was encouraging in that there was a good turn out, with a few new faces. The meeting questioned why the tatty notice boards had not been replaced. The front door system has had teething problems.

The lack of door entry system left us vulnerable to drug users getting into the block.

This problem is still here, and the AGM suggested other ways of defeating this problem. For instance, a video system was suggested, backed up by warning notices. The Garden has been left untouched for the whole year. It was suggested that the TA employ a gardener, and this is being looked into. The lifts continued to break down at least once every 2-3 weeks. Our members suggested we get an audit of their condition and a report of work done.

It was suggested that we hold a barbecue to get to know other residents. It has also been suggested that a meeting of leaseholders is called soon to discuss Service Charges, especially the high figures for caretaking and heating. E-mail and letter communications will be put onto the notice board for all to see, which might get people more involved with things.
